Environmental Due Diligence and Phase I and Phase II Environmental Site Assessments

EHS Support provided environmental due diligence and Phase I and Phase II Environmental Site Assessment (ESA) services for multiple confidential clients with industrial and commercial sites across Canada from coast to coast. The services delivered supported risk identification, liability management, and informed decision‑making by identifying, assessing, and clearly communicating potential environmental risks in a manner that met tight transaction timelines, regulatory requirements, and stakeholder expectations.

Our due diligence team provided a comprehensive suite of services for these projects that included:

  • Preparing multiple Phase I Environmental Site Assessments (ESAs) in accordance with the Phase I Standard (Canadian Standards Association [CSA] Z768) across several Canadian provinces
  • Conducted Phase II ESAs consistent with the Phase II Standard (CSA Z769) and applicable federal or provincial guidelines, when applicable
  • Conforming ESA reports to applicable federal, provincial, and regional guidelines
  • Coordinating with internal technical teams to advance assessments under compressed timelines
  • Identifying potential environmental liabilities and site‑specific areas of concern
  • Quantifying environmental, health, and safety-related risks relevant to current and future operations
  • Translating technical findings into clear, actionable, business‑focused insights
  • Supporting environmental due diligence activities related to acquisitions, divestitures, and asset evaluations

Assessments followed a transaction‑focused methodology designed to meet compressed due diligence timelines, with technical findings clearly translated into actionable, business‑relevant insights for decision-makers.

The program delivered consistent, CSA‑compliant reports across multiple jurisdictions, provided in-depth documentation that supported transactional decisions, and improved client visibility into environmental risk exposure and regulatory considerations.
